Thanks Nikki! I'm glad you pointed out the seller too!. I know people die and families don't want to deal or it was bought years ago for investment. Whatever the reason it's being sold, we all need to think about who we are selling to and why they want to buy it. This was an obvious development waiting to happen. If that's not what we want in our area we need everyone on board. And you can't control how many children come along with the houses... that was just stupid. We should assume they all will add to the school system.

Thanks for the information! Again another housing development that we can’t afford especially going in to our golden years, that won’t accommodate more than two or three cars and will probably come with a hefty HOA. Ugh. I hate we feel like we’re being forced out of the area but more and more it’s becoming a reality for us. We’ve been here since 2005 and now that we want to downsize it’s becoming impossible. Thanks again! Great info!

Good write up. I wouldn't have as much issue with this type of subdivision there...(my subdivision is similar to this one). sadly like you said though as soon as this is allowed then we end up with more like the junk houses that are being build by ryan homes...

If the lowest selling price is $500k, on a 30 year mortgage at a 4.5% interest rate, property tax of $2000/yr, and insurance of $2400/yr, the payment comes out to about $2670/month if someone puts $80k down.

That comes out to $32k per year just for a mortgage. Used to be that your mortgage payment amounted to 25% of your total income. If that is still true, what retiree makes $128k per year in this area?

Now a young couple that is working, making a total of $61/hr each working 40 hrs/week, that amounts to $128k. So that would work out, but what happens when the couple start having children? Now school buses start coming down the road. That seems more plausible to me.

Good point. However, most of the people that seem to be moving to the area are coming from out of state. They have sold small million dollar properties in CA and NY and have a lot of money to put down. But yes, the people working have children. This area is attracting those that can't afford Nashville. When starter homes here are $350, $500 doesn't seem like a lot any more. There will be families in these homes considering our school in the Heritage zone.

Homes for 350k are not starter homes. That's just ridiculous. I hate that we entertain the thought!

Agreed. But that's where we are in White House. Unfortunately we can also lay blame with BlackRock as they have purchased homes and are renting them out.

Agreed that we have a lot of people from California and NY and places like that moving into our area. My next door neighbor moved here from CA, and they have 3 children. Sumner County recently finished White House Intermediate School just up the road on 31w for the growing population.

So the probability that that development will consist of retirees and empty nesters seems to be low IMHO.
