In the roll call, it was noted that Alderman Clif Hutson has resigned and stepped down from all boards. Other than Hutson, the board was all present. All beginning items were approved.
Item # 1 Norfleet Commercial Building/Klober Engineering: Requests Site Plan approval for a 6,244 sq ft office building. Property is referenced as Robertson County Tax Map 107, Parcel 5. Property is zoned C-2, General Commercial and is located at 2829 Highway 31W. Owner: Tammy Clark Ceagus Clark proceeded to explain this request. It is a by right zoning that Bill Norfleet is proposing a 6244 sq ft office building.
There are several questions about the plans. One of the questions was about sidewalks. Clark explained that the east side of 31W is where the sidewalks are required. There are also questions about parking in Norfleet’s plan. On the plan is 20ft, but the requirement is 24 ft. Norfleet is aware of the issues and they will be resolved in the final master. Orchard Park is behind this property. There is plenty of buffer between the properties and the homeowner in back has tree line buffer. Adaam McCormick stated that the plans look nice and these stipulations are in the plans. Approved.

Item # 3 Jackson Farm Subdivision-Phase 1/Dewey Engineering: Requests Final Plat Approval for 60 single family lots. Property is referenced as Robertson County Tax Map 95, Part of Parcel 63.00. Property is zoned SRPUD, Suburban Residential Planned Unit Development and is located at Bill Moss Road. Owner: Moss Farm, LLC.
Item # 4 Jackson Farm Subdivision-Phase 2/Dewey Engineering: Requests Final Plat Approval for 70 single family lots. Property is referenced as Robertson County Tax Map 95, Part of Parcel 63.00. Property is zoned SRPUD, Suburban Residential Planned Unit Development and is located at Bill Moss Road. Owner: Moss Farm, LLC. Items three and four were considered together as they are part of the same subdivision. This is for the first 130 homes on the Jackson Farms. The submitted plans are consistent with the final master. This is for the south side of Bill Moss. The north side of Bill Moss will be developed in subsequent phases. Approved
After the approval, there was some discussion about roads around the four subdivisions off of Calista and Bill Moss Road. Calista Farms is responsible for $500k towards sidewalks. The Jackson Farms subdivision will be widening Bill Moss Road from Calista to the freeway. The city engineer stated that approval for that just came through on Monday. Lanes will be 13ft with 8 ft shoulders and ditch improvement.
Clark stated that next month may be a short meeting as well. There are only a couple of items coming up. Two of those include companies looking at the industrial area off of Union, and the Smile Center is looking at property in front of TSC.
The meeting was only 15 minutes long on Monday night.
