Board member Linda Silver was absent this month. No one signed up for public comment. The first three items were all consent items. Willow Grove phases 1 & 2 are not yet finished. When this happens they ask for a bond extension and it is subjected to the 15% increase. The Reserve at Palmers Crossing has the same issue. Approved
Item # 4 Cambria Subdivision-Phase 4/Steven E. Artz: Request Final Plat Approval for 38 single family residential lots. Property is referenced as Sumner County Tax Map 96, Parcels 1 and 4. Property is zoned R-15, Medium Residential Cluster Development and is located off of McCurdy Rd and Artesa Drive. Owner: Norfleet Land Development, LLC This is the plat approval for the last phase of Cambria. This is R-15 and 38 homes. It ties into Greystone. Cambria is an older neighborhood that has been in process for years. Approved

This property is next to Motel 6. A civil engineer that competes in BBQ competitions is opening a restaurant. He is a local man. City Planner Ceagus Clark noted that the only changes he saw was to the landscaping, but that is in the plan. Tim Murphy asked where the name came from. Clark answered that it is his competition name. Jennifer Collado asked if it was going to be take out, or what the hours would be. Clark said it should be lunch and dinner not just take out. This is his first restaurant. Approved
(Public Hearing) Item # 6 Kurt Dryden and Greg Johns: Request Recommendation to the Board of Mayor and Aldermen to rezone a portion of property from R-20, Low-Density Residential to C-2, General Commercial. Property is referenced as Sumner County Tax Map 077, Portion of Parcel 036.02. Property is located at 434 North Palmers Chapel Road. Removed
Item # 7 Staff: Request Recommendation to the Board of Mayor and Aldermen to accept The Reserve at Palmers Crossing Phase 1 and Phase 2. Clark stated that this subdivision had one issue with their curbs. There was a minor defect. This would hold up the final certificate of occupancy. However, it was addressed before this meeting and should be fixed by now. It was an oversight. This will need to be amended in the approval to take to BOMA. Approved with the stipulation that the curbs be addresses before the subdivision is accepted by the city.
Item # 8 Staff: Requests Approval of the 2024 Planning Commission Schedule. The planning meeting schedule has been made for the 2024 year. Approved
